One-year change in price per square foot — the cleanest read on current pricing direction.

Demand (20%)

Pending-to-active listing ratio, adjusted for how quickly homes go under contract.

Supply (15%)

Year-over-year inventory change. Tightening supply supports values.

Schools (20%)

Official TEA accountability score for the area's school district — a durable driver of family demand.
